Featured benchmark

A 6.49% mortgage is cheap by history and expensive by memory.

Both things are true, and that is the whole problem with a number on its own. Today’s rate sits more than a point below the 55-year average — and more than a point above what anyone who bought between 2009 and 2021 came to think of as normal.

U.S. 30-year fixed mortgage rate, annual averages, 1971 to 2026 Rates peaked at 16.63 percent in 1981, fell to a record low of 2.96 percent in 2021, and stand at 6.49 percent in 2026. The 55-year average is 7.68 percent.
